Nip Tuck Remodeling has been transforming homes on Seattle’s Eastside since 2010. We’re a women-owned design-build firm specializing in whole-home remodels, kitchen transformations, and primary bathroom renovations — and we’ve spent sixteen years earning the trust of homeowners in Bellevue, Kirkland, Redmond, Woodinville, Sammamish, and Mercer Island. From the first phone call to the celebratory walkthrough, there’s a purposeful order to everything we do. We are expert planners — and that discipline is what makes everything else possible.

Before construction begins, every detail is resolved: floor plans finalized, finishes selected, structural requirements confirmed, and real pricing obtained from every trade partner involved in your project. By the time the first wall comes down, there are no open questions that could drive a cost or schedule surprise.

The result: our projects are completed within approximately 2% of the original estimated investment — not because we build in a large contingency buffer, but because the planning work is thorough enough that surprises are the exception, not the rule. The industry standard is 10–20%. We hold a different standard.

Communication is built into this process, not added on top of it. You’ll have a dedicated point of contact, weekly check-ins, a live project calendar, and a team that tells you what’s happening before you have to ask.

Not every project needs to be a whole-home transformation to be a great fit. If you’re planning a primary bathroom or kitchen remodel and want it designed and executed with the same level of intention and craftsmanship — without structural complexity but without cutting corners either — we’d love to talk. When We’re Probably Not the Right Match

We believe in being upfront, because a project that isn’t the right fit for us isn’t right for you either, and your time is too valuable to discover that six months in.

Nip Tuck may not be the right firm if:

 

  • You’re remodeling primarily to sell. Our work is designed for people who will live with it — not for staging or maximizing a quick resale return. We put too much care into each decision for that to be the right frame.
  • You’re planning to handle part of the work yourself. Our process is fully integrated from design through construction, and introducing outside scope mid-project creates gaps in accountability that we’re not able to absorb.
  • Your investment is fixed before the design process begins. Great design requires room to solve problems well. We won’t compromise the outcome by reverse-engineering a scope to hit a predetermined number — and we won’t ask you to, either.
  • You need to move fast. We plan thoroughly because that’s what produces reliable, on-time, on-investment results. Compressing the planning process to rush execution is how projects go sideways — and we won’t do that to you or to ourselves.

First, a direct answer: if you’re seeing figures that are 20% or more apart from ours, you’re likely not being shown the same project. Firms that come in significantly lower are either excluding scope, working from incomplete information, or presenting a number they believe you want to hear in order to win the work, with the expectation that costs will be reconciled later through change orders.

Our numbers are built on reality and history, not on what we think a client is hoping to hear. We include everything: the full scope, every trade, every material category, every contingency that our pre-construction process has identified. A comparable firm, working from a completed design, would likely come in within 5–10% of our figure. At that point, you’re not comparing prices — you’re comparing reputation, experience, and process. That’s a much easier decision.
